Current Real Estate Trends: Post-Hurricane Ian

Properties on Fort Myers Beach are up for sale and experts say they’re selling fast.

Damaged homes that have been gutted to stilts are selling between $500,000 to upwards of four million.

“It’s priced according to the dirt right now, not according to the structure itself,” said Aprile Osborne, Co-founder of Call it Closed.

Despite the damage, Osborne says properties on the beach are still considered prime real estate.

Right now, homeowners are deciding to build back or start over by selling properties as is.

Osborne says investors are buying lots shortly after they’re listed.

She says the future of the beach is the hands of new buyers.

“What they’re going to do – we’re not sure. We’re hoping they will listen to us locals and hear what our hearts desire, because we do believe that there is something that needed to be new there anyway,” said Osborne.

Whether you’re selling a damaged home or lot that was impacted by Hurricane Ian, Osborne says it’s perfectly legal as long as sellers are transparent.

“If they’re not, it is fraudulent. It’s fraudulent for the real estate agent. Fraudulent for the homeowner. You have to disclose everything that you think happened, that you know happened. You have to be 100% transparent,” said Osborne.
